FORESTRY INVESTMENT

Forests are characteristically long-term assets, and developing a profound understanding of forestry investment characteristics is critical to achieving success. Woodland appraisals and investment analyses help address this need, and attention to the assessment of existing tree crops and their estimated future performance is essential for accurate valuations and successful investment outcomes.

Veon is at the forefront of developments in the forestry sector, offering thought leadership and foresight of future trends so that our clients can respond to the future demands of their businesses. Our Forest Investment and Forest Valuation practice area covers the entire value chain, from raw material supply to end-product demand for forestry, bioenergy and forest based industries. Our insights, experience and sectoral knowledge allow detailed predictions of future wood flows and cash flows when valuing these assets.

Our services include: forestry investment advice, due diligence, forest valuation, and value creation through improved supply chain management.

Our clients include family wealth offices, private forest companies, utility companies, HNWI forestry investors, financial institutions, banks and sovereign wealth funds.

INVESTMENT ADVISORY

Veon offers unparalleled knowledge of the Irish forestry industry. Our investment advisory services have supported the development of private sector forestry in Ireland on behalf of timberland funds, institutional investors, banks and private forestry companies. In 2015 Veon was responsible for developing, marketing and concluding the single largest private portfolio sale and subsequent investment in Irish forestry in the history of the State.

The investment advisory process begins with analysing market trends and formulating an investment strategy. During the investment phase, we screen suitable investment targets and conduct extensive due diligence. An opinion on the project’s valuation is derived by expert modelling of the opportunity using our own bespoke forest financial modelling and cash-flow forecasting software.

Our investment advisory services can be summarized as:

  • Strategic consulting
  • Investment analysis
  • Due diligence
  • Market analyses
  • Forestry management and plantation modelling and development
  • Environmental, Social and Governance issues.

We support investors and managers throughout the investment cycle by advising on forest management, benchmarking and improvement studies and portfolio modelling and analysis. For clients considering divestment of assets, we provide expert opinion and valuation for vendor due diligence, as well as preparing marketing memoranda and conducting investor searches.

Veon Ltd is the preferred forestry valuation partner of the Institute of Professional Auctioneers and Valuers (IPAV) and has a Memorandum of Understanding with that organisation.

Veon recognises the increasing importance of Environmental, Social and Governance (ESG) issues that investors place on their commercial activities as well as their obvious focus on financial returns which is why we take a holistic approach to our client’s projects.

Veon provides unrivalled experience in the Irish forestry sector:

  • Over 30 years of experience
  • Independent advice
  • Internationally recognised team of experts
  • Multi-disciplinary teams
  • Unparalleled knowledge of the Irish forestry sector
  • Proven methodology and systems, together with high quality reporting¨

DUE DILIGENCE

Veon adopts a multi-disciplinary approach encompassing forestry, financial and environmental, social & governance (ESG) expertise, to provide comprehensive due diligence of investments and projects for clients.

Our clients include family wealth offices, private forest companies, utility companies, HNWI forestry investors, financial institutions, banks and sovereign funds for whom we provide acquisition, vendor and lender due diligence throughout the forest industry and biomass value chains.

Informed decision making is based on sound underlying investment assumptions and detailed financial models which are professionally appraised. On-the-ground due diligence is an essential component to appreciate the investment’s specific characteristics, revenue drivers, physical infrastructure, management options, risk hazards and also to verify species varieties.

Veon’s unrivalled on-the-ground experience, local office network, and as one of the largest purchasers of forestry assets in Ireland enables us to provide our clients with an accurate assessment of the target project in a timely manner. Conversely we can also provide support to clients seeking to divest assets by providing independent assessment and third-party verification of claims.

FOREST ASSET VALUATION

Veon Ltd is the preferred forestry valuation partner of the Institute of Professional Auctioneers and Valuers (IPAV) and has a Memorandum of Understanding with that organisation to provide specialist support to their members when assessing and valuing forestry assets.

Our clients include family wealth offices, private forest companies, utility companies, HNWI forestry investors, financial institutions, banks and sovereign funds for whom we provide acquisition, vendor and lender due diligence throughout the forest industry and biomass value chains.

As no two markets are the same, there is little meaningful consistency on an international basis with local market conditions and a multitude of differing variables impacting on local forest asset valuations. Veon is cognisant of this reality and our experience has demonstrated how widely values can vary between neighbouring jurisdictions as a result of differing market characteristics. This underlies the importance of carefully choosing a valuer who has experience which is local to the asset being targeted and valued.

Veon has co-authored the national standard valuation procedure which has been adopted by the wider industry as the preferred discounted cash flow (DCF) method. As forestry investment is characteristically a long term acquisition, Veon also employs timber-flow and cash flow models extending to over 70 years for our clients.

As the largest professional forestry investment and forest management consultancy company in Ireland, Veon has developed in-house and best in class use of technology to ensure we retain our leadership position and achieve the best result possible for our clients.
